Risk & diversification

What can go wrong, and how spreading out helps.

What can go wrong

A tenant moves out and the home sits empty. The roof needs replacing. Property taxes jump. The local job market slows and prices fall. Any of these can cut income or value, and you could lose some or all of the money you put in.

Each listing's risk breakdown scores five areas: market, tenant, condition, liquidity and leverage. Read the explanation, not just the grade.

Don't put it all in one house

One home is one roof, one set of tenants and one city. Spreading money across several properties, cities and types means one bad month or one slow market affects only part of what you own.

Cavisa warns you when one property would be more than 25% of your portfolio. It's a nudge, not a rule.

Only money you can leave alone

Shares can only be sold during Liquidity Windows, and only if a buyer matches. Invest money you won't need for several years.
