What is fractional ownership?

What you actually own when you buy a share, and who keeps the records.

One home, one company

Every property on Cavisa is held by its own company, a . That LLC owns one specific home and nothing else. When you buy , you're buying membership interests in that LLC.

So if a home is split into 4,000 shares and you buy 40, you own 1% of the company that owns the home. You don't own a particular room, and you can't move in.

What owning a slice gets you

You get your share of the rent left over after costs, paid monthly, and your share of any change in the home's value, up or down. You don't deal with tenants, repairs or the bank. A property manager does that, and the cost comes out of rent.

Who keeps the records

A registered transfer agent keeps the official list of who owns which shares. Cavisa shows you a copy. Money you invest sits in with our broker-dealer partner until the offering closes, and comes back to you if it doesn't.
