Fees & taxes (K-1s)
Every fee in plain sight, and the tax form you'll get.
What you pay
Buying in an offering: 0%. Trading in a Liquidity Window: 1.0% of trade value, each side. Moving money in and out: free.
Inside the property: 1.0% / yr of appraised value, monthly for Cavisa's asset management, plus the property manager's fee, both paid from rent before distributions. When a home is listed, the owner pays Cavisa 2.5% of gross raise. Every fee is shown before you confirm anything.
Taxes
Each property LLC files its own tax return. Every year, usually by mid-March, you get a for each property you own. It reports your share of the income, expenses and depreciation, which can make your taxable income lower than the cash you received.
If you own shares in five properties, expect five K-1s. Some states may also expect a return where a property is located. Talk to a tax professional about your situation.
